Bvlgari Marina is a prestigious mixed-use development located in Kadıköy Marina, one of Istanbul’s most valuable waterfronts, designed around a strong relationship with the sea. Its commanding position overlooking the Marmara Sea and the Princes’ Islands silhouette not only offers significant view potential but also establishes an architectural context that reinterprets the relationship between the city and the water.

The design approach is based on fluid forms and a layered terrace system. Inspired by the natural landscape of the marina and the movement of the water, the architectural language reflects soft-lined balconies and expansive terraces, giving the façade a dynamic character. Commercial spaces at the lower levels create a vibrant public ground integrated with the marina promenade, while the residential units positioned above offer a calmer and more exclusive living layer above this active urban environment.

Each residential unit is designed with spacious terraces and private living areas oriented toward panoramic sea views. Private pools integrated into the terraces provide luxurious and personalized outdoor spaces, allowing users to establish a direct connection with the open environment. This approach blurs the boundaries between interior and exterior, transforming the residential experience into a lifestyle integrated with the sea.

The sky terrace located at the top level of the project, connecting the building masses, is designed as the social focal point of the development. Enriched with green terraces, swimming pools, sports areas, and café spaces, this upper level forms a shared public platform where users can engage with both the view and social life.
