Sedef Apartment

The project site is located in the Çatalçeşme neighborhood of Bostancı, within the Kadıköy district of Istanbul. It lies in a highly developed area in terms of social and commercial activity, with close proximity to major transportation arteries and the ferry terminal.

Situated 150 meters from the sea, the project benefits significantly from its coastal proximity, which has played a key role in the design process. From the third floor onward, residential units enjoy sea views; therefore, the solid–void relationship of the sea-facing façades has been carefully considered. A transparent façade design maximizes the visual and spatial connection between users and the sea. In contrast, the side façades are designed as more solid surfaces, complemented by ceramic cladding with parametric variations that enhance the overall aesthetic. To introduce dynamism between the transparent sea façade and the solid side elevations, lighting effects are incorporated into the façade design.

The sense of spaciousness experienced upon entering the building continues through the use of panoramic elevators that frame the sea view as users move between floors. Within the apartments, corridors connected to the entrance hall open to balconies, allowing natural light and ventilation to penetrate deeper into the interior, creating airy living spaces.

Developed as part of an urban regeneration initiative in Kadıköy, the project stands out as a high-quality boutique development designed at the urban scale. The existing structure was demolished and rebuilt upon reaching the end of its lifecycle, with user needs and living habits placed at the forefront of the design process. Blind side façades feature floor-to-floor single-piece ceramic panels, whose color variations and arrangement add movement to the exterior.

Social and interaction areas—including a lobby, reception, fitness center, pilates studio, steam room, sauna, and related wet areas—are all located on the ground floor. Throughout the design process, shaped by user demands and habits, enhancing quality of life has remained the primary objective.
